Sorg-y Design for Proposed Housing Project on North Capitol

Not all affordable housing developers pay attention to interesting architecture, but it looks like those proposing a 121-unit project on North Capitol and K Street NE are a little more ambitious than usual.

Be the Change Development Corporation and Community Solutions, which has an exclusive rights agreement for a the D.C.-owned parcel next to St. Phillips Church, has retained U Street-based Sorg and Associates to design the 130-foot-tall building. Initial designs offered as part of a request for support from the local Advisory Neighborhood Commission show Sorg's penchant for odd angles, which would be a unique addition to the North Capitol Street corridor.

The non-profits have most of the $24.2 million development cost, and are putting together an application for gap financing from the District for the remaining 10 to 15 percent of it. Half the studio units would be affordable to individuals making less than 60 percent of the area media income, and half would be permanent supportive housing for veterans.

The affordability and density on an unused lot is great to see—but so is a departure from the kind of bunker-like design that's dominated low-income housing projects and homeless shelters in the past.

    Love it! also like that it has a two-story retail component.

    don't love that it's 100% low/moderate income (especially since buildings like this often have a lot of the 60% AMI-targeted units rented by Section 8 voucher holders, so they are well under 60% AMI), or 100% studio, but it does look interesting.

    Yeah I'm pleased at the massing, but the fact that it will not be mixed income makes me nervous.

    though this design is better than usual, i'd like to see more projects like the ellen wilson project. one of those non-bunker like projects from the past.
    i'm happy to see that half of these places will go to veterans.

    I hope the architects keep an eye on the cost of heating and cooling. Low-income apartments with astronomical utility costs due to huge "pretty" windows that turn apartments into solar ovens seems to me like a huge mistake.

    If you lived in one of those units, which will be very small, wouldn't you also want a window on the side? Those blank walls don't need to be solid concrete, and it'd be preferable to an actual resident to have a window to create a cross breeze.
