Four Moderno Units Remaining

Back in February, I wrote about the Moderno, a 19-unit building by U Street that had more than half of its units under contract—10, plus an additional offer—with a steady trickle of interest before even launching its advertising campaign.  Pretty remarkable, considering this market.

Since then, the sales manager has held several open houses. Construction has been completed. And plenty of people, presumably, have toured Moderno’s remaining glassy condos. Then recently, I spotted a post on Washingtonian’s website saying only 13 of the units had sold. Had Moderno’s fortune been reduced? Really—Only two more in the last two and a half months?

Well, that’s not the case after all. Only four units remain right now, according to sales manager Timur Loynab, (who says he didn’t know where the 13 number had come from). Nine have gone to settlement. Six are under contract. So what’s left? Two one-bedroom/one-bathrooms facing the back of the building. A penthouse. And an 1800-square-foot duplex in one of the adjoining properties.
