D.C.’s Most Average New Home: 4515 Iowa Avenue NW

This was the most average home purchased in the past month: 4515 Iowa Avenue NW.

Average in what sense you may ask?  (Even though you're looking at a picture of complete District architectural normalcy here: A classic, small lawn, small porch townhouse of Petworthian proportions and design simplicity, which could be located anywhere from Brightwood to Brentwood.) Well, I just did a search looking at home sales in D.C. in the last month (12/28/08-1/28/09). Turns out the average purchase price was $543,001 with 142 homes sold, which means this house is as middle-of-the-road as you can get in Washington these days:

It sold for $542,500 (Four bedrooms/three bathrooms; Built in 1915; Located in the 16th Street Heights neighborhood.)

Compare that to last year's...Average of $689,082 with 172 homes sold in the same time period, making this house an average buy...
