The Metropole: Clearly Aligned With Obama
The Metropole is a new condo building, located at the corner of 15th and P Streets Northwest, right across from the Logan Circle Whole Foods. I just got a new flier from them this afternoon. Interesting messaging.

Now, if only they would take those hideous orange, Home Depot-like signs off the windows.

The marketing has been pretty bad. But the lobby and units are very, very nice. And take a tour of the gym--it's worth it.

Looks are deceiving - I live in the neighborhood - surrounded by their Developer's other projects. Know some buds who live in those buildings..take a look at the other properties - see how the details have aged - talk to someone who has bought at their other buildings first - they have money issues - liens against them - they basically are in deep financial @%$#!! They haven't even resolved issues that they walked away from with their other properties. It's basically glitz - their products don't hold up well.

Stay away from anything Metropolis Development has their hand in. They have several liens and lawsuits against them. I know because I am one of the people suing them. Metropole is over a year off schedule. Nobody is buying the units as they falsely claim. Less than 30 are sold and about 1/3 of those people are suing to get out of their contract. Metropolis Development has money issues and their past projects suck. I know people who have lived in their condos and they are junk construction. Basically these guys are criminals.. really they are.

Last I heard they were quoting 60% units under contract. Keep in mind that its not uncommon for larger developers to come across a lein or two on a project involving 50+ parties and $15+ million dollars. Something somewhere is bound to get mixed up. I have a page dedicated to the Metropole. It would be great to get some consumer feedback up so the general public would have access to other owners/buyers thoughts...

The units are very small; nothing special; and totally overpriced. And if i wanted a view of whole foods, i'd look at their shopping bag.

Did the Metropole tour yesterday and, though some of the design elements were intriguing (and the mimosa was a nice touch for an early Sunday morning), this is eye candy for granola yuppies. Yes, the units are too small, the carpeting throughout the bldg was cheap, the cantilever shutters on the bedrooms that open up onto the floor below were kitschy, some of the painting was poorly done, the counter tops were meant to look like white marble (Ceasar stone? Come on), and the corridors had the appeal of a cheap motel. Check out the concierge desk on the first floor. It looks like marble, but, on closer inspection, its wood covered in a material meant to simulate marble (The faux marble motif abounds). And, the price. 929k for 1400 sq ft looking at Whole Foods? Please. At least, $100-150k too much and condo fees forget it. I too, was told that 60 units were already gone, though the place was empty and quiet when I was there. Check out the DC govt real estate data base and you'll see only 19 units were sold, the latest one being 2/24/2009.
