I feel your pain, I'm looking for a place too and here is what seems to be the rule of thumb

charming = old appliances and cracked ceilings

cozy = so small you can only fit a twin bed and nightstand in the bedroom

room to grow = you get the shittiest unit in the building until someone moves out of a better one, then you get first dibs

classic studio = your bed will fit between the refrigerator and the bathroom door

peaceful urban refuge = insanely overgrown weeds and bushes in the front and/or back yard

I also love how Benning Road has become part of the Capital Hill area-for cripes sake, gimma a break.

And I totes agree with you on the "near RFK". To me, that usually also means Benning Road.

If you happen to be looking for a 2 bedroom/2 bathroom apartment, there's a unit for rent in the Irving Station condo, 1361 Irving Street NW #9.
